These are ordinary circumstances, not emergencies. Any of them is a reasonable reason to ask a question.

- Repairs you would rather not organise, or a house that would need work before it could be listed the usual way. You do not have to fix or clean anything before contacting us.

- A house that has come to you or to your family. We can look at the property and discuss buying it. We do not handle probate and we do not give legal or tax advice.

- A rental that no longer fits your plans. Existing leases and tenants are part of what we would look at and part of anything agreed in writing. We do not remove tenants for you.

- A new job, a change at home, or a move out of the area, and a house to deal with before or after you go.

- A house standing empty that you would rather not keep maintaining from a distance.

Discuss whether a purchase makes sense
We look at the property, ask questions, and talk through whether a purchase works and at what price. If it does not work, we will say so rather than string it out.
Review the written terms
If there is something worth considering, you get it in writing to read at your own pace, and you can have your own attorney or agent look at it. If you agree, we proceed through the relevant closing process.
Any offer, timeline, costs, contingencies and closing depend on the specific property and on the written agreement. There is no standard number we could honestly publish here.
Ruby Capital LLC would be the buyer named on any purchase agreement it signs. What does Ruby Capital do?
Ruby Capital LLC buys residential property directly from owners in Indianapolis. Homeowners tell us about a property they are thinking of selling, we look at it, and we may make an offer to purchase. In that transaction we are the buyer, on the other side of the table from you.
Do I need to make repairs before contacting you?
No. You do not need to repair, clean, stage or photograph anything. Describe the condition as it actually is. An accurate description leads to a more realistic conversation than a flattering one.
Does submitting my information commit me to selling?
No. The form sends us your details and nothing more. It creates no agreement, no option and no obligation. You can stop at any point, including after you have seen an offer.
How is a potential offer considered?
We look at the property's location, condition and size, at what comparable homes nearby have actually sold for, and at anything you tell us about tenants, liens or needed repairs. Any figure discussed before we have seen the property is provisional, and nothing is fixed until it is in writing.
How long could the process take?
It depends on the property, on the title work, and on what is agreed in writing. We are not going to print a number of days here, because a timeline invented for a website would tell you nothing about your house. Once we know the specifics we will give you a realistic estimate.
Will Ruby Capital be the final purchaser?
Not always. Ruby Capital LLC is the expected purchaser under any purchase agreement we sign with you. Where the agreement and applicable law allow it, Ruby Capital LLC may assign that agreement to another buyer, and we may receive compensation for that assignment — so the buyer who ultimately takes title to your home may be someone other than Ruby Capital LLC. We do not know at this stage who that buyer would be. If a different purchaser is known before you sign, we will tell you that purchaser's legal name. Before you sign a written agreement we will tell you whether any information in this disclosure has changed.
Are you acting as my real estate agent?
No. This solicitation is not from a licensed real estate professional. Ruby Capital LLC is not a licensed real estate broker or agent, does not provide brokerage services, and does not represent you or act on your behalf. We are a private buyer: if we make an offer, we are the other side of the transaction, not your representative. You are welcome to hire your own real estate agent or attorney to advise you, and you are never obligated to accept an offer from us.
Do I have to agree to texts to contact you?
